		<title>Spring is in the air...</title>

		<description><![CDATA[<br /><br />Spring is in the air…lots of hangover excitement from recent Super Tuesday election returns.  Whatever your partisan/non partisan preference, the overall attitude seems to be economic recovery is a priority. <br />For those of us in business, this message is well received.  In an area of continuous growth from retirees moving into the area, various industries checking out the community, service and professional organizations are filling in the corners and helping to create a more healthy local economy.   I anticipate a banner year for business in Tennessee, and we are ready! <br />From a more local perspective, the proposed wheel tax referendum on the ballot did fail, which simply means the local voters feel there are monies enough to support all the services, among those being infrastructure and education, that is provided through property and local sales tax revenues.   <br />Your thoughts on this…..?<br />]]></description>

		<title>Entering the home stretch of 2007...</title>

		<description><![CDATA[Seems we are in the home stretch of 2007, and I wonder where the year has gone.  I am sure that most of you, like me, are feeling a bit of anxiety, so many things left to do with such few days left in the year to accomplish these things.  We have been on a roller coaster real estate market, feeling some of the effects of the secondary mortgage fallout, but not quite the major meltdown that some of the other states are experiencing.  Seems land sales remain healthy here on the Cumberland Plateau, and the local market continues at a steady pace.  We are fortunate that Tennessee is still a destination, not just a vacation area, and people from all areas, all walks of life, all ages, and various family sizes are moving here and calling Tennessee home.  This melting pot of various influences and cultures is amazing, and making what has always been a good place to live even better.  Maybe, with all these things in our favor, and if some or all of the ills of the mortgage market will begin to heal, then 2008 will prove to be an even better year. Speaking from the standpoint of a real estate broker, I am counting on this, or I expect we will see a major downsizing of real estate agents that remain in the industry....maybe this, too, would be a good thing..?]]></description>

		<title>Stewardship and working for the common good...</title>

		<description><![CDATA[Seems as if an ongoing dilemma with small town governments throughout the country is setting a city and/or county budget to provide necessary funding for schools, streets and highways, law enforcement, fire and emergency departments, recreation, etc.  Keeping real property taxes at an affordable rate for the citizens, while providing for all the amenities, infrastructure, and personnel required to properly administer these is again at the center of controversy in our community.   It appears that all of the disgruntled folks on both sides of the issue are speaking out publicly about all the things that are wrong with our community, as well as our country, and how poorly things are being managed, all the injustices, all the things we don’t have and haven’t done.  And we do have our problems, throughout the country, in small communities, within the homes, nevertheless…is it all about more money?  Have we become so intent on “winning”, having things “my way”, that we have lost the ability to compromise for the betterment of all?  Sometimes there is just not a solution that pleases everyone, but everyone can still win if we just work for the common good…and the common good is being responsible in our decision making to insure our children have access to good education.  More so, that we conduct ourselves as role models and show good stewardship in the liberties, freedoms, and responsibilities we have been given.   How can we better train and protect our children…our future?]]></description>

		<description><![CDATA[There is always some type of event taking place here on the Plateau, and in its twilight, another event being planned. The recent Cumberland County Agricultural Fair was well attended. It was a great opportunity to visit with neighbors and meet newcomers to the area, enjoy the crafts, contests, and the good food.  The recent Pioneer Days also had many attendees to enjoy the local history and culture on display with a great variety of festival foods.  The upcoming 4th Annual Homestead Apple Festival has generated a lot of excitement and anticipation, and I am told this is the best-attended event of the area.  Its no surprise with past performers like Amy Grant &amp; the great turnout of local artisans, food vendors, &amp; our fun loving local folk. <br />In this day and age, I wonder why we continue to enjoy these gatherings?  Granted, the food gets our attention, but could it be that in this era of high technology, impersonal lifestyles, and just down right busy-ness, people really do need people?? These festivities make every face we meet seem like friends and family, giving one that old-fashioned feeling of belonging in this relaxing place.<br />The interaction and enjoyment of being with good friends and neighbors, making new friends, sharing good food and good times…is this what we are about?  I think maybe it is….your thoughts? <br />]]></description>

Tennessee now ranks 13th in the country, a significant improvement from our ranking at number 20 in 2006! State rankings were based on six factors: business costs, labor, regulatory environment, economic climate, growth prospects,and quality of life. <br />In the business costs category, Tennessee ranked third in the nation!!<br />]]></description>

		<title>The Pros &amp; Cons of the 127 Corridor Sale</title>

		<description><![CDATA[PROS: The increase in sales tax dollars to the respective city &amp; county.  Fun and the opportunity to visit with folks from other areas as well as visit with locals who choose to set up shop and tout their crafts, spin stories, etc.  Also, seems each year there are new people coming to the area that just might not visit for any other reason but to experience the 127 Corridor Sale.<br /><br />CONS: Horrendous traffic situations, including fender benders &amp; danger of pedestrians being struck by oncoming automobiles (especially small children &amp; elderly adults).<br />Some of the vendors sit up shop a week early, and hang on for days after the scheduled sale.<br /><br />Also, just wondering if local retail merchants have more or less business during this time…seemed to be lots of shoppers in most of the retail stores in our area, but could this be due to the tax free weekend and beginning of the school year with shoppers looking for school related items??   <br />I did notice that the campgrounds were full with RV’s and campers, also the restaurants were extremely busy…so is it a good thing for our area…our merchants…our residents?? <br />]]></description>

		<description><![CDATA[Accolades to our local Chamber of Commerce, City of Crossville, and Cumberland County!  In a recent ceremony, Crossville and Cumberland County were presented the  <a href="http://www.the-aarc.org/seal_approval.html" target="_blank" >Seal of Approval from the American Association of Retirement Communities</a> , only the second community in the state to earn this prestigious designation.  This area has long been a favorite destination for retirees, and as one of our local officials stated during the ceremony “whether a native by birth or choice, everyone is accepted as a part of our community.” <br />Is this the general consensus of all the people moving into the county?   Does everyone feel as if they are accepted as a part of the community, and have been welcomed as such?  On the other side of this coin, do the “blue blood locals” also feel accepted by the people moving into the community?  Is this marriage working well to strengthen and enhance the community?  I personally think so…what about you?<br />]]></description>

Last night, as I stared at the space that will be our third bath &amp; realizing there’s not quite enough room for a bathtub AND shower, I had the epiphany! Third Tennessee Realty’s blog is the perfect place to hear from REALTORS® &amp; buyers alike on the topic of what is most desirable in a home. 		<title>Green Things Are Happening on the Plateau!</title>

		<description><![CDATA[For several months, I had been hearing rumors of the proposed development of a green community on Walden’s Ridge in the Grassy Cove community. I’m a huge fan of anything that has a low impact on the environment &amp; have been eagerly awaiting some official confirmation that this community is a real proposal. Last week, my wish was fulfilled as the local newspaper, The Crossville Chronicle, reported on some particulars of the plan. The entire community will be developed over a 25 – 30 year period with the first phase being 1,000 homes. It appears there are approx 5,000 acres total &amp; will be completely self contained. This means they will have their own sewer system, water treatment facility to process the water collected by rain water caches, &amp; even a green manufacturing facility to produce the supplies needed for development. The claim is this development will be a zero impact community &amp; nothing of this caliber has ever been done in the United States. I am truly excited to see how these plans are implemented &amp; am proud of Cumberland County, once again, for embracing cutting edge ideas while preserving our traditional southern charm! 		<description><![CDATA[I have to boast about the rankings Crossville received from  bizjournals.com in February of this year. Our glorious area was ranked 4th of 100 best communities to retire too. This ranking comes as no surprise to the locals with our accommodating climate, very low property taxes, 11 golf courses, several resort communities &amp; our proximity to 75% of the country’s population. We are a strong, involved community that offers wonderful rural living with easy travel to Nashville, Knoxville &amp; Chattanooga. Our area is experienceing steady growth, but we&#039;ve been able to maintain the smalltown charm that welcomes natives &amp; newcomers alike.
